Penrith development helps ease Sydney’s housing crisis with affordable living experience  

As the rental crisis escalates, Urban Property Group’s newly completed Navali development is providing affordable rental units in partnership with community housing provider Link Wentworth, demonstrating how low-income residents can achieve better health and wellbeing outcomes with the same high end housing stock as the building’s private owners. 

Under the partnership, the nine storey Navali development has 26 units set aside exclusively for NDIS and affordable housing tenants. The exclusive apartment complex in Penrith features 163 one, two and three bedroom apartments with a co-working space, communal kitchen, communal cinema and communal vegetable garden. The building is also solar powered and uses grey water.

Navali officially opened on October 21, 2022 by Parliamentary Secretary for Planning, Tanya Davies MP.

Affordable housing tenants will be supported by Link Wentworth’s Affordable Housing Team which works with private property owners, investors, property developers, local government and other charitable organisations to ensure subsidised rents up to 75% of the private market rate. Navali is part of Landcom’s Masterplan for Penrith and sets a new standard in design excellence in the region.

Link Wentworth CEO, Andrew McAnulty said Navali was a great example of how developers and CHPs are in it together to help combat the current housing crisis.

“Forward thinking and purpose-driven partners like Urban Property Group are allowing us to scale, using our proven reputation in this sector, financial capacity and 40 years’ experience in community housing to meet the demand for more affordable housing and ultimately help solve the current housing crisis.

“As more Australians struggle to find suitable affordable rental housing in a difficult economic climate, property partnerships such as Navali at Penrith have become even more urgent,” he said. 

Urban Property Group CEO Patrick Elias said the development of Navali is a major step towards addressing the housing crisis with high quality stock, empowering people in need of affordable housing options.

“Urban Property Group is committed to providing housing that is superior in design and builds sustainable communities. These affordable rental housing units are fitted out to the same standard as all other units within the complex.

“Housing is an important social determinant of health and everyone has the right to a safe affordable home that gives them a sense of pride.

“Through our partnership with Link Wentworth we hope to grow and expand our affordable housing portfolio allowing more essential workers access to housing near where they work,” he said. 

Navali’s location will be particularly beneficial to essential service workers who would otherwise be priced out of affordable rental properties in these areas – such as nurses, teachers, police officers, cleaners and childcare workers. Residents will not only be close to their workplaces but will also be able to enjoy communal amenities at home, giving them the ability to build a community and a sense of wellbeing.

Adam, a new Navali resident, is a first responder who found it difficult to access affordable housing close to work.   

“I couldn’t afford the escalating rents in Sydney until I contacted Link Wentworth. Within 10 days I had secured a lovely studio in the new Navali at Penrith building. I’m thrilled that it is new, stylish and even comes with a washing machine and a refrigerator.”
